In the latest exciting development within the Singapore property market, the Housing and Development Board (HDB) has recently unveiled an impressive inventory of 6,057 flats available for sale. This announcement comes as part of the highly anticipated December 2023 Build-To-Order (BTO) exercise. The extensive offering spans across eight distinct projects strategically situated in seven towns, namely Bedok, Bishan, Bukit Merah, Queenstown, Bukit Panjang, Jurong West, and Woodlands.

One noteworthy facet of this release is the inclusion of Prime Location Public Housing (PLH) models in Bukit Merah and Queenstown. For instance, the Bukit Merah’s Alexandra Peaks project comprises 904 units featuring two-room flexi, three-room, and four-room flats. With prices kicking off at $218,000, $380,000, and $533,000 respectively (excluding grants), this development aims to cater to various housing needs.

Similarly, Queenstown’s Ulu Pandan Vista project introduces three-room and four-room apartments, with prices starting from $430,000 and $598,000 respectively. This diversification in unit types and price points reflects the commitment to meeting the diverse preferences and requirements of potential homeowners.

Moving to Bedok, the Chai Chee Green project, nestled between Bedok North Road and Chai Chee Lane, offers a substantial 1,234 units. Notably, 250 of these units are designated as Community Care Apartments (CCA), a groundbreaking concept integrating senior-friendly housing with on-site social activities and care services. The CCA units come with lease durations ranging from 15 to 35 years, providing flexibility to seniors seeking comfortable living arrangements.

In Bishan, the Sin Ming Residences project along Sin Ming Road features 732 units of three-room and four-room flats. With prices starting at $374,000 for three-room flats and $519,000 for four-room flats, this development caters to the burgeoning demand in the vibrant Bishan locale.

Heading over to Bukit Panjang, the Petir Park Edge project at Petir Road introduces 334 units of two-room flexi and four-room flats. Prices for these units range from $110,000 to $320,000, offering affordable options in this sought-after neighborhood.

In Jurong West, the Jurong Arcadia development, situated between Jurong West Street 42 and the Jurong River, offers 716 units with a diverse range of flat types. Prices start at $110,000 for two-room flexi flats, $207,000 for three-room flats, $315,000 for four-room flats, and $431,000 for five-room flats. The project’s location and varied unit mix are anticipated to attract a wide spectrum of potential homeowners.

Woodlands, being a key focus of the December 2023 BTO exercise, boasts two projects—Woodlands Beacon and Urban Rise @ Woodlands—both strategically positioned near the Woodlands MRT Station. These projects collectively offer 1,247 units across different flat types, with prices starting from $145,000 for two-room flats and reaching up to $468,000 for five-room flats. The proximity to essential amenities and transportation hubs positions these developments as particularly appealing to a diverse range of home seekers.

Experts, such as Christine Sun, Senior Vice President of Research & Analytics at OrangeTee & Tie, predict varying degrees of demand across these projects. While the December BTO exercise might experience a slight dip compared to the previous October exercise due to factors like penalties for non-selection and the holiday season, the Woodlands projects are expected to attract strong interest, thanks to their convenient location and diverse unit offerings.
